Type of SaleSealed bids. Twenty percent down at contract signing, balance due by December 1, 2014 or before logging begins, whichever comes first.  Buyer will have until November 15, 2015 to remove the timber.

Location:   Stand #3 is located 5 miles northeast of Princeton, Indiana or 4 miles northwest of Francisco, Indiana in the NE¼, NE¼ of Section 35, T1S, R10W in Center Township.  From Hwy 64 in Francisco, go west past the railroad tracks about 0.8 miles to CR 550E.  Turn north on 550E and go 4.3 miles to CR 275N.  This is the last road to the left before crossing the bridge over the Patoka River.  Turn west on 275N and go 0.9 miles to the intersection with Carithers Rd.  The Litherland property lies to the south of this road.  Turn west (right) on Carithers Rd and go about 0.3, across the bridge.  On the left there will be some striped black/orange and black/yellow ribbon.  This is a possible log yard location and the marked timber for Stand #3 is to the south and west.  Stands #1 and 2 are about 9 miles northeast of Princeton and 8 miles north of Francisco in the S½, NE¼, and the E½, NW¼ of Section. 7, T1S, R9W in Washington Township.  From Stand #3 go back on Carithers and 275N to 550E.  Turn north on 550E, over the Patoka River bridge, about 1 mile to the “T”  At this point the Litherland property lies to the north and west of this intersection.  Turn left on CR the “T”.  Turn east on CR 375N and go .9 miles to the “Y”.  Go left at the “Y” and go 2.2 miles to CR 600N.  Turn east on CR 375N and go 0.9 miles to where the road “Y’s”.  Go left at the “Y” for 2.2 miles to CR 600N  and go 0.5 miles to CR 600E.  Turn right here and go 0.25 miles to the lane on the left.  This is where the bid opening will be.  Stand #1 is west of CR 600E and Stand #2 is east of the road.

Remarks: Trees are marked with blue paint.  Sellers reserve the right to accept or reject any or all bids.  The owners and their agents make no guarantees of the board feet, number, or quality of trees listed in the timber tally.  Bidders are urged to satisfy themselves as to type, quality, and quantity of timber offered for sale.  Buyer must have an Indiana timber buyer’s license.  Best management logging practices are required during the harvest operation.  Purchaser will be required to carry insurance. A summary of diameter and volume distributions by species is available upon request.  This is a classified forest and is certified under FSC certificate SCS-FM/COC-000123N as “FSC 100%”.
