Type of Sale: Sealed bids & phone bids. Twenty percent down at contract signing, and balance due when logging begins. Buyer will have until December 1, 2015 to remove the timber.

Location: Located 2.5 miles west of Spencer, IN, in Sections 23, 24 & 25, T10N, R4W in Washington Twp.
Stand #1: At the stoplight junction of Hwy 67 South and Hwy 46 West in Spencer, take Hwy 67 South. At the second street on the right, which is only a block south of the stoplight past the Wendy’s restaurant, turn right onto 5th Avenue. Follow 5th Avenue past the ball diamond to a stop sign. Turn right onto W Hyden Road (100 S) and follow this road 1.5 miles past several houses, down a hill and across Rattlesnake Creek. The gate into the hay field on your right, immediately west of Rattlesnake Creek is the entrance into the property and the log yard for Stand #1. The gate is unlocked, but should be kept shut after viewing the timber in Stand #1.
Stand #2: To view Stand #2, proceed west on W Hyden Road to the intersection of Hancock School Road (330 W). Turn right on Hancock School Road and go 1.1 miles to a gate that enters into an airplane runway strip. Note: if you hit Patricksburg Road you have gone too far. Open the gate and drive east following the runway until it ends. At this point there is a farm lane on the right. Take the lane & follow it south until you hit a grass field. Stand #2 is straight south and to your left across the field. The lane turns left and proceeds along the south side of the crop field. See the map on back.

The owner and their agents make no guarantees of the board feet, number, or quality of trees listed in the timber tally. Bidders are urged to satisfy themselves as to type, quality, and quantity of timber offered for sale. Buyer must have an Indiana timber buyer’s license. Best management logging practices are required during the harvest operation. Purchaser will be required to carry insurance. A summary of diameter and volume distributions by species is available upon request. Both Stands are classified forest and are certified under FSC certificate SCS-FM/COC-000123N as “FSC 100%”.
