Date:  Friday, February 27 2015 at 10:00 AM EST (Martin Co. time) Bid opening will be held at the property off of the Hwy 50 access.  See map on back.

Type of SaleSealed or phone bids.  Fifteen percent down at contract signing, with the balance due before logging begins.  Buyer will have until November 1, 2016 to remove timber.

Owner:  James and Julie Rang

Location:  Approximately 4 miles east of Loogootee or 3.3 miles northwest of Shoals, in the west half of Sec. 15, T3N, R4W in Center Township.  From the intersection of Hwy 231 and Hwy 50 in Loogootee, go east on Hwy 50 approximately 4.0 miles.  You will see a red barn on the right side of the road but the driveway to the property is on the left before you get to the barn.  If coming from the east, starting at the intersection of Hwy 50 and Hwy 450N, take Hwy 50 for 2.2 miles west to the red barn on the left.  The property drive will be just past the barn on your right.  This drive is a legal easement to the property and the marked timber lies to the the north and west of the neighbor’s house.  See map on back

Remarks:  Trees are marked with Blue paint, but NOTE:  there are 47 trees marked with Orange paint that the landowner wants cut but will keep for building a cabin.  Therefore, your bid should include the requirement for you are to cut and skid these 47 trees out to the log yard and load on a truck.  Trucking arrangements will be made by the owner to haul the logs away from the yard.  The Seller reserves the right to accept or reject any or all bids.  The owner and their agents make no guarantees of the board feet, number, or quality of trees listed in the timber tally.  Bidders are urged to satisfy themselves as to type, quality, and quantity of timber offered for sale.  Buyer must have an Indiana timber buyer’s license.  Best management logging practices are required during the harvest operation.  Purchaser will be required to carry general liability insurance & workers’ compensation.  A summary of diameter and volume distributions by species is available upon request.
