Date:  Tuesday, September 10, 2013 at 10:00 AM  CDT (Tell City time) Bid opening will be held at the property.

Type of SaleSealed or phone bids.  20% down at contract signing, with the balance due before logging begins.   Buyer will only have until December 1, 2014 to remove timber.

Location:  Approximately 4 miles SE of Tell City, Indiana in the S½, SW¼ of Sec. 1 and the N½, NW¼ of Sec. 12, both in T7S, R3W in Troy Township.  From the intersection of SR 37 and SR 237 on the northeast side of Tell City, go 2.7 miles south on SR 237 to Scotch Pine Rd.  There is a yellow caution light at this turn.  Turn east (left) on Scotch Pine and go 1.3 miles to Girl Scout Rd., which is a stop sign.  Turn east (left) on Girl Scout Rd. and follow the road for 0.75  miles until you come to the Gospel Tabernacle Church on your right and as you follow the road left you come to a “Y” with Sugar Maple Rd on the left and Girl Scout Rd. (which becomes gravel) on the right.  Go right at this “Y” to continue on Girl Scout Rd.  Follow the gravel road 1.4 miles to where the County maintenance ends and the Ransom Excavating red equipment pole barn is located on your left.  If you continue going straight past the gravel and past the equipment barn and onto a grass lane that leads across a field and through an open gate, you will run into the Cronin property and the marked timber.  The sale area lies inside the fence.  The bid opening will be at this location.  See the map on back.

 Remarks:  Trees are marked with blue paint.  Seller reserves the right to accept or reject any or all bids.  The owner and their agents make no guarantees of the board feet, number, or quality of trees listed in the timber tally.  Bidders are urged to satisfy themselves as to type, quality, and quantity of timber offered for sale.  Buyer must have an Indiana timber buyer’s license.  Best management logging practices are required during the harvest operation.  Purchaser will be required to carry insurance.  This is a classified forest and certified under FSC certificate SCS-FM/COC-000123N as “FSC Pure”.  A detailed summary of diameter and volume distributions by species for trees in the tally is available upon request.
