Stand #1:  At the stoplight junction of Hwy 67 South and Hwy 46 West in Spencer, take Hwy 67 South.  At the second street on the right, which is only a block south of the stoplight past the Wendy’s restaurant, turn right onto 5th Avenue.  Follow 5th Avenue past the ball diamond to a stop sign.  Turn right onto W Hyden Road (100 S) and follow this road 1.5 miles past several houses, down a hill and across Rattlesnake Creek.  The gate into the hay field on your right, immediately west of Rattlesnake Creek is the entrance into the property and the log yard for Stand #1.  The gate is unlocked, but should be kept shut after viewing the timber in Stand #1.

Stand #2:   To view Stand #2, proceed west on W Hyden Road to the intersection of Hancock School Road (330 W). Turn right on Hancock School Road and go 1.1 miles to a gate that enters into an airplane runway strip.  Note: if you hit Patricksburg Road you have gone too far.  Open the gate and drive east following the runway until it ends.  At this point there is a farm lane on the right.  Take the lane & follow it south until you hit a grass field.  Stand #2 is straight south and to your left across the field.  The lane turns left and proceeds along the south side of the crop field.   See the map on back.

KIXMILLER TIMBER SALE

Type of SaleSealed bid sale, with 10% down at contract signing.  Buyer will be allowed to make payment for each of the 5 individual stands as they start to log that specific stand.   This will avoid paying for all of the timber as a single payment before starting to log.  Regardless, all timber must be paid for in full before July 15, 2015.  Buyer will have until December 1, 2015 to remove the timber. 

Owner:  Kixmiller Brothers

Location:  On the south edge of Bruceville, Indiana, in part of Donation 97, T4N, R9W in Washington Township.  From the intersection of Hwy 67 and Hwy 550, take Hwy 550 south for approximately 0.5 mile to a farm lane & double gate on your left.  This gate is locked with 2 locks.  Open the combination lock (combination is 5555) and drive up the hill to a second gate that opens into an active pasture.  This gate needs to be kept closed at all times to avoid cattle getting out.  Go through the gate & turn right, following the dirt lane back to a third gate and the marked timber sale.  Stand #5 (as well as other stands) can also be viewed by taking Hwy 67 northeast of Hwy 550 for 0.7 mile to a grass pull off on your right.  Park in the pull off, and walk the lane that goes into Stand #5.  The cropland is farmed by the Kixmiller Brothers and access to the timber will be allowed when crops are in the field.  See map on back.

Location:   Stand #3 is located 5 miles northeast of Princeton, Indiana or 4 miles northwest of Francisco, Indiana in the NE¼, NE¼ of Section 35, T1S, R10W in Center Township.  From Hwy 64 in Francisco, go west past the railroad tracks about 0.8 miles to CR 550E.  Turn north on 550E and go 4.3 miles to CR 275N.  This is the last road to the left before crossing the bridge over the Patoka River.  Turn west on 275N and go 0.9 miles to the intersection with Carithers Rd.  The Litherland property lies to the south of this road.  Turn west (right) on Carithers Rd and go about 0.3, across the bridge.  On the left there will be some striped black/orange and black/yellow ribbon.  This is a possible log yard location and the marked timber for Stand #3 is to the south and west.  Stands #1 and 2 are about 9 miles northeast of Princeton and 8 miles north of Francisco in the S½, NE¼, and the E½, NW¼ of Section. 7, T1S, R9W in Washington Township.  From Stand #3 go back on Carithers and 275N to 550E.  Turn north on 550E, over the Patoka River bridge, about 1 mile to the “T”  At this point the Litherland property lies to the north and west of this intersection.  Turn left on CR the “T”.  Turn east on CR 375N and go .9 miles to the “Y”.  Go left at the “Y” and go 2.2 miles to CR 600N.  Turn east on CR 375N and go 0.9 miles to where the road “Y’s”.  Go left at the “Y” for 2.2 miles to CR 600N  and go 0.5 miles to CR 600E.  Turn right here and go 0.25 miles to the lane on the left.  This is where the bid opening will be.  Stand #1 is west of CR 600E and Stand #2 is east of the road.

Location:  Approximately 5 miles east of Tell City, Indiana in the SE¼ , NW¼  and the NE¼, SW¼  of Sec. 6, T7S, R2W in Troy Township.  From the intersection of Hwy 237 and Hwy 66, east of Tell City, go east on Hwy 66 about 4.3 miles to the stop light and the junction of Hwy 66 and Hwy 166 (area known as Rocky Point).  Turn north on Hwy 66 and go about 1.2 miles to the next stop sign and the intersection of Hwy 66 and Deer Creek Road.  From this stop sign the marked timber is west across the fields.  The access road will be built by Menke Enterprises near this intersection across the fields to the woods.  To view the timber proceed through the stop sign going north on Deer Creek Road about 0.2 miles to the Harold & Kathy Glenn driveway.  The Glenn residence is the 1st house & drive on your left past the stop sign (6530 Deer Creek road, Cannelton, IN).  Turn into this drive & drive back to the Glenn house.  The Menke Classified Forest & marked timber sale is behind his house.  If coming from the north, Deer Creek Road is about 13.6 miles south of I-64 on Hwy 37.  It is the first cross road (about 2 miles) south of Hwy 70.   Turn left (southeast) on Deer Creek Rd., and go 8.2 miles to the Glenn driveway.  Mr. Glenn is allowing buyers to park in his driveway by his house to view the timber providing you call to let him know.  He prefers you give him a day notice.  His phone number is 812-547-7660.              See map on back.
